COHO, a UK provider of shared living property management software, has launched COHO Atrium, which opens up its operating system so landlords and letting agents can connect, build and shape their tools around how they work. Users can link AI tools they already use, such as Claude and ChatGPT, to live COHO data, switch on ready-made apps from the Atrium Store, or build private apps with no developer skills. Everything is hosted inside COHO, with no extra system, server or login.
Every customer can connect AI tools through Atrium at no charge, with a monthly usage allowance included. Access to Atrium Store apps, and building and hosting private apps, is optional. COHO says the platform rests on £4.5m of investment, and it marked the launch with an event at the University of Warwick on 3 November for 165 landlords, agents and industry speakers.
Examples include an HMO operator building a tool for preparing rooms between tenancies, and an agent building an app to flag when properties need to be registered under the Renters' Rights Act. Tom Holliday of TWH Homes in North Yorkshire used Atrium with Claude to turn three months of COHO activity into a landlord report covering maintenance, compliance, rent collection and tenant communications.
Vann Vogstad, Founder and CEO of COHO, said the company had built Atrium on its existing platform. "With Atrium, COHO is now the first third-generation property management software. It's built on £4.5m of investment in the COHO platform as we've grown the business over the years," he said.
