VIRTUS Data Centres has announced LONDON19, a 32.5MW data centre on the Slough Trading Estate in Berkshire, adding to the company's UK portfolio of over 300MW of operational and committed capacity.
Located within the Slough Trading Estate Simplified Planning Zone, LONDON19 has planning permission secured and is backed by a development agreement with SEGRO, which will build the powered shell. VIRTUS will operate the facility, which is designed for AI and enterprise workloads with high-density cooling, sustainable construction materials, and infrastructure for future waste heat export to the local community. The project is targeting a BREEAM "Excellent" rating.
The Slough Trading Estate has anchored UK data centre development for more than two decades, supported by grid infrastructure and planning frameworks that are harder to replicate elsewhere in the South East. VIRTUS, part of the ST Telemedia Global Data Centres group and backed by a significant minority stake from Macquarie Asset Management's European infrastructure fund, is one of the estate's largest tenants.

SEGRO's Andrew Pilsworth noted the estate's established position: "The Trading Estate has been at the centre of the UK's data centre market for more than 20 years, and the scale of infrastructure, power availability and planning certainty we have established there, alongside a strong focus on sustainability and positive engagement with the local community, continues to support customers like VIRTUS as they expand in a highly constrained environment."
Construction is expected to start shortly after design approval, with VIRTUS committing to community engagement as part of its ongoing presence on the estate.
